Board of Supervisors Approves Final FY 2022 Budget, Cuts Property Tax Rate
After helping the nation’s fastest-growing county weather a pandemic and a year of financial uncertainty, the Maricopa County Board of Supervisors is putting money back in homeowners’ pockets while also making investments to ensure a better future. The Board of Supervisors approved a final $3.4 billion budget for fiscal year 2022 beginning July 1, 2021. The budget includes significant health and human services spending and a property tax rate cut. It also includes capital investments that will help support continued growth along with a new East Valley Animal Care and Control Facility; 10 improvement projects at regional parks; more than 92 long-term transportation projects; new security, SWAT, and K-9 facilities for the Sheriff’s Office.
It has been a hard year, but I’m optimistic about Maricopa County’s future and pleased that, because of years of fiscal discipline from this Board, we are able to cut tax rates. In 2020, Maricopa County ranked first in economic growth out of more than 30 metro regions in the U.S. The budget approved by the Board and the property tax rate cut we are planning–will support the county’s
economic momentum by easing the financial burden on residents while also prioritizing public health and safety.
Maricopa County Received 56 NACo Awards Maricopa County received 56 National Association of Counties (NACo) Achievement Awards. 2020 may have been the year of the pandemic, but it didn’t slow down our productivity, or reduce services to our residents. In fact, COVID-19 provided programming challenges that we worked through, or around, by finding unique and innovative ways to provide services. More than ten of our awards were COVID-related. Two were a result of the 2020 election: The Elections Department was recognized for its online “one-stop-shop.” And OET was recognized for its Cybersecurity War Room. For a complete list of NACo awards, visit the NACo website and search the database for Arizona. Congratulations to all our NACo winners! Message from Supervisor Gates
Dear Friends,
What a week it’s been in the valley! The Suns are 2-0 against the Clippers with game three scheduled for this evening. We finally got some much-needed rain, which helped to drop last week’s record-breaking temperatures. And on Monday, I, along with my fellow Supervisors, approved a final $3.4 billion budget for fiscal year 2022. The budget includes:
five cent primary property tax reduction
significant pension debt reduction
funding 30 new positions for the Maricopa County Department of Public Health which led the effort to protect the community from COVID-19 through public education, case investigation, data sharing, testing, and vaccination
$5 million toward long-term solutions to homelessness, including shelters and “bridge” housing
continuing successful rental and utility assistance programs that keep people in their homes and prevent evictions that hurt families and the local economy
adding staff and resources to the Office of the Medical Examiner to keep pace with growth, after a year where, unfortunately, the number of deaths spiked
and funding a new command center for the Emergency Management Department, which has distributed more than 20 million units of personal protective equipment over the past year to healthcare providers, public safety professionals, schools and long-term care facilities and has been an integral part of the county’s unified response to the pandemic
Our job is to be responsive to the needs of our community and respectful of the taxpayer’s hard-earned dollars. This budget does that. The pandemic taught us how tenuous health and financial security are for too many in our community, and so we invested in those areas. At the same time, the Board wisely chose to lower the property tax rate and reduce our pension debt.

Carla Hancock/Bay Equity
The housing market in 2021 is on full lift-off. Outstanding if you are selling a property: Not so much fun if you are trying to purchase one. A lot of people are asking if the current runup in values is a bubble, similar to what we all experienced in 2005 – 2007.
Thought the rapid increase in home prices seem familiar, and does share some commonalities with the past, personally this market feels different. Home prices back then increased for a myriad of reasons, including loose lending standards, the assumption that the value of the asset would only increase and the ever-present ‘fear of missing out.”
In contrast, the current rapid appreciation is mainly being driven by historically low supply causing an imbalance with demand. Is there risk in the market? Of course! But the probability of that risk is currently significantly lower than the previous bubble.
Please let me know how I can help you navigate these full lift-off times in the Real Estate Market – happy to lend money and my expertise to you! Carla Hancock, Senior Loan Officer, Bay Equity Home Loans 602.350.1351 / CHancock@BayEq.com.
