📣 Message From Arizona State Treasurer Kimberly Yee

Arizona State Treasurer Kimberly Yee in a red blazer, smiling confidently in front of the Arizona State Treasurer seal and American flag.
Kimberly Yee, Arizona State Treasurer, poses in a red blazer with the official seal and U.S. flag in the background.

Greetings, Biltmore Area Partnership Members,

On May 29th—National “529” Day, my office proudly celebrated the importance of education savings by surprising a local Arizona family with a meaningful gift. I had the joy of presenting Samantha and Zachariah, proud parents of newborn Braxton, with $529 toward an AZ529 Education Savings Plan.

Arizona State Treasurer Kimberly Yee presents a certificate and gift basket to new parents Samantha and Zachariah in a hospital room as they welcome baby Braxton.
On National “529” Day, Kimberly Yee surprises a local Arizona family with a $529 contribution toward their child’s education.

It was a heartwarming moment to witness their joy as we helped jumpstart Braxton’s future from day one. An AZ529 Plan is more than a financial contribution — it’s a lasting investment in a child’s future.

In June, I had the honor of serving as the keynote speaker for this year’s Arizona Boys State and Arizona Girls State delegates. As an alumna of Girls State, it was especially meaningful to return and share my journey in leadership and civic engagement. These programs continue to shape our future leaders in powerful ways.

Kimberly Yee speaks with students at the 2025 Sandra Day O’Connor Institute Civics Camp, encouraging civic engagement and leadership.

I also addressed students attending the 2025 Sandra Day O’Connor Institute’s Civics Camp, where I emphasized the importance of staying engaged in public service and using one’s voice to create positive change. I’m continually inspired by the passion and promise of our youth.

If you or your organization ever need assistance from my office, please don’t hesitate to reach out. We are here to serve.

Warm regards,

A real estate update from The Phil Tibi Group explores current market conditions in Phoenix, highlighting whether it’s a buyers or sellers market.

🏡 Phoenix Housing Market Update – Buyer Advantage Growing

The current real estate market in Phoenix is shifting in favor of buyers compared to recent years.

  • Price Trends:
Home sale prices vary depending on the data source and time frame:
    • Redfin: Median sale price in May 2025 was $450,000, down 2.9% year-over-year
    • Rocket: Median sale price reported at $456,920, up 1.8% year-over-year
  • Time on Market:
Homes are taking longer to sell, with an average of 53 days on market, up from 46 days the previous year. While select properties still receive multiple offers, most are selling at a slower pace — giving buyers more time and flexibility.
  • Negotiation Power:
Approximately 57% of homes sold below asking price in May 2025. On average, homes are closing for 1.25% to 4% under list price. This creates negotiation opportunities and increased leverage for buyers.

If you’re considering buying a home in Phoenix, now may be a strategic time to act.
